Application tenant fee (per tenant) – £120 inc. VAT
Processing the application, associated paperwork and referencing.
Guarantor/3 rd applicant – £120 inc. VAT
Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement.
Change of Occupancy – £168 inc. VAT
Contract negotiation, referencing, preparation of revised Tenancy Agreement.
Renewals (fixed term) – Free of charge
Renewals (periodic) – Free of charge
Providing a reference for future Landlords – Free of charge
Check-out fees – £60 inc. VAT (1st visit) / £120 inc. VAT (If 2nd visit is necessary)
Attending the property to undertake an updated schedule of condition based on the the original inventory, negotiating the repayment of the deposit.
For seeking and finding a suitable Tenant. Taking up references, advising on rental levels and procedures, preparation of inventory and record of condition, advertising and preparation of property details.
Sole Agency Fee
120% of the first month’s rent including VAT.
Letting & Full Management
For seeking and finding a suitable Tenant. Taking up references, advising on rental levels and procedures, preparation of inventory and record of condition, advertising, preparation of property details, completing agreements, processing rents, paying related accounts making routine visits and accounting to Landlord on a monthly basis.
Sole Agency Fee
Up to 120% including VAT x first month’s rent
plus up to 12% including VAT of monthly rent collected, charged from second month of tenancy.
Serving Notice to Quit under Section 8 or Section 21 is £120.00 including VAT, however, if attendance in court is required, the fee will be agreed on a time basis.
Prospective Landlords have a 14 day Right to Cancel this agreement, once signed.
Sudburys are members of The Property Ombudsman ( tpos.co.uk ) and bound by their Codes of Practice (copy available on request).
Client Money Protection becomes mandatory on April 1 st 2019. Whilst we must make it clear that we are not currently members of a Client Money Protection Scheme, we will be joining in good time to meet this deadline.
